Have you ever viewed photographs of a property for sale on the internet and wondered what size and shape are the rooms? What is through that doorway in the lounge? What about the general layout of the property? Where is the bathroom in relation to the bedrooms? Etc, etc.
If you are interested in a property that is overseas, interstate or just out of your area, then you will know just how valuable a floor plan is in enabling  you to visualise  the room layout, and how your own furniture and effects might fit in.

Whether selling or letting, offering potentially interested parties a Floor Plan of your property is a proven winner, as they are being requested more and more by discerning buyers, investors and tenants and are now considered a vital and essential marketing tool here in Australia as well as world-wide, especially for interstate and overseas buyers.


And they really DO work! Listen to this recent quote regarding floor plans from a leading Real Estate Industry figure:
"Floor plans generate 30% more interest than a property without one; it's about people imagining themselves living there, and [deliberating over whether they] can fit their furniture in"

Another report I read recently said that an overwhelming majority of Real Estate agents in the USA were using floor plans, and with very positive results.

Selling or letting, floorplans really DO make a difference!

Consider the following scenario:

A keen buyer is searching for suitable properties on the internet. He short-lists a few that meet all his requirements. He looks at the details of the first property on his list. He thinks to himself:
     "mmm, this one looks promising. It has the right number of rooms and the photos look good. The house and garden look great from the outside. I wonder if my entertainment unit will fit along that wall.... I wonder if my modular lounge will fit in too..... I wonder where the bathroom is in relation to the bedrooms... I wonder... hmm oh well, I'll put this one down on my shortlist to go and view when I have the time."
He then clicks on to the next property.
     "Oh yeah, I like this one too, it has everything the last one had, pictures look great and....Wow, here's a floor plan! Terrific, it's got all the room sizes! Oh yes, a nice large lounge, my stuff will fit in here no problem, the bathroom is nice and handy to the bedrooms which are all a good size, the kitchen looks out over the patio, in fact the layout of the rooms is just what I'm looking for... yes, I think I'll contact the agent for this one right now, where's the phone ...."


So the buyer liked both of these properties, but which one got his immediate attention and became his number 1 priority?
Yes, the one with the floor plan!


The internet is now the first port-of-call for the large majority of buyers looking for a property like yours (the internet is a global medium, after all), and we have all viewed property listings on the internet where there has been little thought put in to the presentation  -  vague description, low quality photos, no floor plan, no room sizes, even sometimes a distinct lack of photos! What do we generally do? Move on to the next property, of course. So it makes sense to provide that extra compelling information to attract those buyers that would have difficulty viewing the property personally, and thus make your property stand out from the crowd, because remember, your property is likely to be just one of many available to potential buyers!

Floor plans go hand-in-hand with photographs both on the internet and printed on your brochures, allowing the potential buyer to increase their interest and short-list your property by providing a clearer visualisation and a better grasp of a property layout, making your property "stick" in their mind, over and above other similar properties they might have recently looked at. This is why buyers love floorplans, especially interstate and out-of-town buyers!


Photos are great, floor plans are great - put them together by adding a low-cost floorplan to you marketing campaign and you have a sure-fire winner!
