this service could be just what you're looking for!


Okay, this sounds interesting, so how does it work?

It's easy! Just a few simple steps:
1. Make a hand-drawn sketch of the property yourself
2. Take a digital photo of the sketch
3. email it to me and make payment
4. Your computer-generated floor plan will be sent back to you by return email
5. Use the floor plan in your marketing campaign!

The procedure in detail


Step 1.
Obtain a few sheets of A4 graph paper - can be bought at your local newsagent, K-Mart, BigW, Officeworks, etc.
Using a pencil (not too hard, though, as you may need to erase mistakes!) start the floor plan from a convenient corner of the house.
Use the scale of 1 large square to 1 metre (or 3 feet). Use block capitals.
Measure one room at a time, indicating position and widths of windows, doors, openings, etc.
Indicate internal dimensions to the nearest 0.1 of a metre. This gives an accuracy of plus or minus 50mm (2"), which is accurate enough for the intended purposes of this floor plan.
If there are multiple floor levels, use separate sheets of graph paper if necessary.
Look at the example given above for the kind of information to include, and the symbols to use.

Step 2.
When you have the sketch to your satisfaction, take a photo of it with a digital camera.
 A 5 megapixel camera or greater should give a clearly defined picture, although 3 megapixel may be acceptable.
A good way to do this is to lay your plan down on the kitchen table, and lean over the plan with the camera so you are taking the picture straight down.
Ensure there is plenty of light but make sure you don't cast a shadow (only use flash as a last resort as it can cause reflections), fill the viewfinder with the sketch and with a steady hand, take a picture.
You can vary the technique until you have a good enough photo so you can make out the small text and detail when viewed on your computer, ensuring it is not too blurred.

Step 3.
When you are happy with the quality of the photo, attach it to an email and send it to me at:
floorplans@internode.on.net
along with your details (name, property address, phone number, and any other relevant information I need to know, (eg. include/do not include address on plan, compass north if required, include/exclude disclaimer on plan, etc.)
If you are not sure about anything, don't worry, we can sort it out. If anything is unclear or confusing, I'll discuss it with you before proceeding.
Also, please indicate how you would prefer to make payment.
You can calculate the cost from the information provided below, but please do not send any payment until you receive my confirmation and invoice.

Step 4.
Once I have your sketch, I will reply to confirm if it is acceptable and send you an invoice (including my payment details, bank account number, etc).
When you receive the invoice, please make payment as soon as possible as any delay in making payment will delay the delivery of your floorplan.
When I have the plan completed, and after your payment has been received and cleared, I will email your finished floor plan to you as soon as possible.
This will be by default in jpeg format for easy website placement, size is dependent on various factors, but generally somewhere around 800 x 600 pixels at 72dpi.
If you would like any other particular size or format, please specify when ordering.

Step 5.
Use your floor plan in your marketing campaign however you wish!
It can be printed on a brochure or uploaded to any website to accompany your photos.

 

Cost (in Australian dollars)

Basic fee (single storey dwelling) - $30
Basic fee (2 storey dwelling) - $35
Basic fee (3 storey dwelling) - $45
Plus Per room - $5
Open plan areas such as kitchen/diners, lounge/diners, etc count as 2 rooms.
Patio or balcony areas greater than 5 sq M count as 1 room.
No charge for separate w/c, walk-in robes, cupboards, porches or hallways.
Larger or more complex dwellings can be quoted on request.

Typical Cost Examples
1 - A small 2 bedroom flat
Living room x1, Kitchen/Diner x2, Bathroom x1, Bedroom x2, Laundry x1.
Total of 7 rooms on 1 floor. Cost - $30 basic fee plus 7 x $5 = total $65.

2 - An average single level 3 bedroom home
Living room x2, Kitchen/diner x2, bathroom x1, bedroom x3, laundry x1, single garage x1, patio x1.
Total of 11 rooms on 1 floor . Cost - $30 basic fee plus 11 x $5 = total $85.

3 - A large 2-storey 4 bedroom home
Living room x2, Dining room x1, Kitchen/breakfast x2, bathroom x2, bedroom x4, laundry x1, double garage x1, patio x1.
Total of 14 rooms on 2 floors. Cost - $35 basic fee plus 14 x $5 = total $105.

Payment Options

Australian customers can pay by:
Bank Deposit/Internet transfer, Bankers Draft, Australia Post Money Order or cash.

Overseas customers can pay by:
International Bank Transfer (in Australian currency) or you can pay me securely through PAYPAL - no account needed, all major credit cards accepted. You will receive a request for payment along with instructions by email. You do not need to send me any credit card details.
Western Union may also be a possibility. Please let me know if you wish to pay by this method.

Sorry, I am unable to accept personal or international cheques.

When placing your order, please indicate how you would prefer to pay.
Payment details/invoice will be sent to you when I receive your order, and please remember, the prompt delivery of your finished floorplan is dependent on receiving your full, cleared payment.

As soon as I receive your email I will let you know if it is all okay and let you know the full cost and payment details. If I require any further detail, information or clarification, I will also let you know.
When you have the invoice, a prompt payment will assist greatly in a prompt delivery of your floorplan!
Once your payment has been received and cleared (bank deposits generally take 24/48 hours), I will email you the finished floor plan for you to use however you wish in your marketing campaign.


 

Personal Guarantee

I strive to achieve the quickest turnaround time I can, as I know you are waiting for the finished floor plan!
But in the real world, things can (but very rarely, fortunately) go wrong at the least convenient times (computer crashes, loss of data, internet service faults, personal issues, etc).

So in the unlikely event that, through no fault of your own, I am unable to supply you with a finished floor plan within 14 days,
then I will gladly refund any money paid if requested.
