Do you do floor plans in colour?
By default I draw floorplans in the classic black and white style, but I can do plans in colour if requested. They do take a little longer to produce, however, so there is a small extra charge to cover this.
Do you do inter-active or 3-D floor plans?
Not at this time, as they would be more expensive due to the high price of the necessary software and extra time needed. Also, I have not had any requests for these. However, if demand was there, I will look into it.
Can you add furniture and accessories?
Yes, although I do not generally include them as standard.
Outline furniture items can be added to the floor plan (if requested) for a small extra charge.
I do think they should be used with caution, however, as they can have the effect of making a room seem smaller and more cluttered. If in doubt, leave them out!
How accurate are your floor plans?
I measure and draw my plans to within a few millimetres. However, the room sizes indicated on the plan would be to the nearest 0.1m.
This shows as an accuracy of plus or minus 50 millimetres (2 inches), which is adequate for the intended purpose.
So for example, if a room were to measure 3215mm x 3475mm, the room size shown on the plan would be 3.2 x 3.5m.
Can you do full site plans?
The floor plans I do are generally of the dwelling only, and are intended as a visual aid to help buyers better understand the actual dwelling layout, features and dimensions. However, I would be willing to consider your requirements.
What is the format of the finished floor plan?
I will normally supply you with a high quality black and white jpeg picture of modest file size, unless you have requested a colour floorplan. The image size or format can be tailored to your particular requirements, but if you want to upload it to a website, then I recommend no bigger than 1024 x 768 pixels. You can, of course, resize the image to virtually any size you like in most graphics programs.
As an example the photos on one of the leading Australian real estate websites, (www.realestate.com.au) are just 800 x 600 pixels.
The same image could also be printed on the back of a brochure or open home flyer, for example.
I do not live in Australia, but I would like a floor plan. Can you help?

I am a potential buyer interested in a property that does not have a floor plan. Can you help?
Yes! If the property is in the Cairns QLD area, I can offer the full measure and draw service to anyone, Real Estate Agents, property owner/sellers, and buyers!
Just simply ask the agent or seller to contact me to make arrangements for the measure and draw service. Whoever requests the service will be invoiced for the full payment, however.
If the property is outside of the Cairns area, interstate or even overseas, then I can offer the Self-Sketch DIY Floorplan by email Service to anyone, anywhere. All I need is the information as outlined here.
Just let the seller or agent know about this service and ask them to send me the required sketch and information, or you can even visit the property and sketch it yourself!
Again, whoever orders this service and provides the information will be responsible for full payment.
If you do a floor plan for me and I want to make some changes, what happens then?
Minor amendments can usually be done at no extra charge. If the plan needs significant rework due to being provided with incorrect or incomplete information, then this may incur a small additional fee.
What is your refund policy?
Once I have started work on a floor plan, I am normally unable to offer a refund. However, in the unlikely event that, through no fault of your own, I am unable to supply you with a finished floor plan within 14 days, then I will cheerfully refund any money paid if requested.

What are your payment options?
Within the Cairns, QLD area, I accept payment by cash in person, Bank Deposit/Internet Bank Transfer or Post Office Money Order.
Please note, I am unable to accept personal or business cheques.
Australia-wide, I prefer payments by Bank Deposit/Internet Bank Transfer or Post Office Money Order. (Sending cash through the postal system is not a good idea!)
World-wide, you can pay me securely by credit card through PAYPAL- no account needed, all major credit cards accepted. You will receive a request for payment along with instructions by email. You do not need to send me any credit card details.
What is your privacy policy?
Any information you provide to me is used solely and exclusively in our business transaction and to conduct the floor plan service I offer.
I DO NOT sell or otherwise pass on to ANY 3rd party your email address or any information whatsoever.
